If the Long Island real estate market is still strong, why are some homes sitting on the market or reducing their price?

It’s a good question.

We’re still seeing limited inventory, strong home values and properties selling at or above asking price. But that doesn’t mean every home will sell quickly, regardless of price or condition.

A strong market helps sellers. It doesn’t eliminate the need for a good strategy.

Price and Value Aren’t Always the Same Thing

One of the biggest mistakes a seller can make is assuming that a strong market means buyers will pay almost any price.

Buyers are still comparing your home to other properties they can purchase within their budget.

If a home is priced noticeably higher than similar properties without a clear reason, buyers may not make a lower offer. They may simply move on.

That’s why I look at pricing as more than choosing a number. The goal is to position the home so buyers see the value when it first comes on the market.

Those First Few Weeks Matter

When a home is first listed, it gets attention.

Buyers receive alerts. Agents notice the new listing. Showings begin.

That initial activity is valuable because it gives you the best opportunity to have multiple buyers interested at the same time.

If the home starts too high and sits, some of that momentum can disappear.

A later price reduction may help, but now buyers may wonder why the property hasn’t sold.

Sometimes there’s absolutely nothing wrong with the house. It simply started at a price the market didn’t support.

Presentation Still Matters

A home doesn’t need to be completely renovated to sell well.

Long Island has everything from Capes and ranches to Colonials, split-levels, Victorians and homes that have evolved over decades. Buyers aren’t necessarily expecting every property to look like new construction.

But presentation matters.

Decluttering, cleaning, landscaping, addressing obvious maintenance issues and good photography can make a meaningful difference in how buyers respond.

The goal is to help buyers see the home’s potential without unnecessarily spending money on improvements that may not provide a return.

Condition Can Change the Numbers

Buyers also look beyond the purchase price.

A home that needs a roof, heating system or significant repairs may create a very different financial picture than another home at a similar price.

The buyer may be considering the down payment, closing costs, monthly mortgage payment, taxes, insurance and how much cash will be left after closing.

That’s one reason my real estate and mortgage background can be helpful. I’m looking at the property itself, but I’m also thinking about how the numbers may look from the buyer’s side.

Listen to What the Market Is Telling You

Once a home is listed, activity and feedback matter.

Plenty of showings but no offers can tell us something.

Very few showings can tell us something too.

And if buyers repeatedly mention the same concern, we should pay attention.

It doesn’t automatically mean the price needs to change. It means we need to understand why buyers are responding the way they are.

The Long Island market can still offer sellers a strong opportunity. But a strong market doesn’t replace thoughtful pricing, preparation and positioning.

If you’re considering selling, one of the smartest things you can do is understand where your home fits in today’s market before you start making repairs or choosing a price.

Because the goal isn’t simply to put your home on the market.

It’s to position it so the market responds.
